This 1890s masonry residence, located just a block west of Wrigley Field, is being converted into a 15-unit building, adding a fourth floor and a side addition. The project, valued at $9.5 million, has been approved by the City of Chicago and is expected to be a rental apartment complex, given the three-to-one parking ratio. The developer, 3651 N Wilton LLC, purchased the property for $2,050,000 in October 2022 and has enlisted the services of LAM Architects and AVIAF Development as the general contractor. The project's approval by the Zoning Board of Appeals in December included several variations, such as reducing setbacks and increasing the floor area ratio. The demolition of a detached garage at the rear of the lot has already commenced, and a new brick structure with a rooftop deck is planned. This transformation raises questions about the future of Wrigleyville's housing landscape and the role of rental apartments in the area.
